These are methods conceived to take on specific structural and environmental needs; engineering logic which, with the advent of digital design and numerically controlled processes, allow levels of precision and reliability to be achieved that approach perfection.

The experience gained in solving a significant case load of designs allows us today to work alongside and guide designers and customers in choosing the best suited construction system, therefore translating the architectural design into an executive design calibrated to the individual and actual structural, aesthetic and dwelling needs. A thorough and detailed technical document guides the entire execution of the works and provides detailed mapping for future tracing of the origin and characteristics of each individual component.

From design to delivery, the entire process is managed in-house by a single design and production organisation in order to guarantee maximum optimisation of times, minimised margin for error and the achievement of an excellent quality standard. The design, also viewed in 3D, lets the customer approve the result in full awareness of every detail and it allows the production manager to launch the work guaranteeing full compliance with the established times and costs.

The various departments, spread across a production area of over 22,000 square metres, are in constant touch with the technical team, which uses standardised procedures to check and approve work and results: verification and storage of raw materials, wood processing, painting, assembly and preparation of walls, as well as a mechanical workshop for the production of metal carpentry and structures for mixed steel/wood construction projects. With the same method, the works manager oversees and coordinates operations at the job site up to the check and delivery of the building within the established times.

We have always been able to boast an in-depth knowledge of wood, and pay great attention in choosing its characteristics. The choice of only high quality raw materials is, in fact, the first step in the process, and one of our major focuses. Wood has always been appreciated and sought-after for its high mechanical resistance. Its unique porous fibre helps protective treatments, guaranteeing excellent duration over time. The autoclave impregnation system guarantees maximum product durability. Wood treatment is completed with painting carried out using an automated in-line system: this gives the structure extraordinary durability, drastically reducing maintenance costs. All working cycles are carried out in utmost compliance with ecological parameters and the procedure is monitored constantly.

Projects take concrete form in our carpentry department. It is here that each product is developed, with great care and attention paid throughout production. The modern and sophisticated technologies used add an undisputed value to the finished product. Each automatic machine can perform various types of workings perfectly (drilling, milling, fitting, etc.). An in-depth awareness of the development processes and materials allows us to limit the use of metal fastening accessories, thereby exalting the mechanical and aesthetic properties of the wood. Cutting, milling, drilling, painting: each stage takes place within a progressive process monitored by digital systems and supported by craftsmanship and specialised expertise which verifies and checks the result down to the smallest detail. The assembly of the walls, distributed over a robotic process, also takes advantage of the automated precision of numerically controlled centres which ensure fast and precise execution that does not admit error or surprises. Today, the woodworking department operates across several plants covering over 10,000 square metres.

Like all organic materials, wood is susceptible to deterioration over time due to biotic and abiotic agents. To combat this, wood impregnation treatments are carried out. Among the various wood preservation treatments, the most effective in terms of durability is undoubtedly autoclave impregnation. We collaborate with the company manufacturing the impregnation salts, and have together successfully identified the best procedure for this cycle. Strict checks are performed at every stage of the process: monitoring of the initial vacuum to remove all air possible from inside the wood cells; monitoring of the time and intensity of pressure within the steriliser to help guarantee good preservative penetration; monitoring of the final vacuum time and drip time necessary to drain all excess liquid. The salts used, certified by the Berlin Technical Construction Institute (DIBt), are recognised as ecological, as they are completely without noxious substances. The wood treatment is completed with water-based impregnating varnish, which can be applied in addition to autoclave impregnation or, in some cases, as an alternative, depending on the class of use and service. All working cycles are carried out in utmost compliance with ecological parameters and the procedure is monitored constantly.

Installation is carried out by highly qualified in-house technicians who lay the structures following graphical drawings and the installation manual prepared by the technical department. Each beam or component of the product is assigned an identification code, making assembly extremely easy. Warranty and durability

The load-bearing structures with glulam beams are guaranteed for 10 years from delivery, as with wooden homes built using the traditional system.

All non-inspectable load-bearing glulam beams also undergo an autoclave impregnation treatment with ecological salts, aimed at guaranteeing the protection and maximum durability of the structure.

This treatment is carried out within our own facility, thus ensuring constant monitoring and compliance with all procedures. To guarantee the total effectiveness of the process, in addition to thorough checks by our staff, the autoclave phase is supervised by software that, by monitoring the entire cycle, effectively eliminates any possible human error.

Costs and timelines

How much can a wooden house cost? To answer this question, we need to evaluate some key factors.

Building technology

We have gained experience in both the “Platform Frame” construction method, which originated in North America around 1800 and is currently still the most widespread and proven system in the world, and the “X-Lam” construction method, made with cross-laminated timber boards glued together, which is less established and more recent. In terms of cost there are no differences between the two technologies; cost variations depend on the architectural design and finishes.

Finish levels

In order to best meet our customers’ needs, we offer the possibility of choosing between different delivery levels:
→ “Shell” or “advanced shell” structure: to be completed internally and/or externally
→ “Turnkey” structure: complete with plumbing, heating, electrical and sanitary systems. All our buildings have wall and roof transmittance values that fall within Energy Efficiency Class “A”.

Costs

Personalisation of the offer begins upon receipt of the architectural design, preferably in .dwg format (Autocad), which allows us to identify any customisations or particular development conditions. However, we can give the following indicative prices for a wooden home:
→ “Turnkey” starting from € 1,800.00 per sq.m.,
→ “Shell or advanced shell” (to be completed internally with systems, internal masonry works, painting, floors, sanitary fixtures) ranges between € 900.00 and € 1,200.00 per sq.m.

The cost is determined precisely once the architectural design has been defined. Finally, and most importantly, thanks to our working methodology, we are able to establish the exact price at the quotation stage. In this way, the final price will have no increase compared to the one defined at the project start.

Permits and design

As is standard practice, reinforced concrete foundation works, permits, concessions, calculations and all technical costs remain the responsibility of the client.

Delivery times

The delivery time varies according to the type of house and the complexity of the building, but usually within approximately 4/5/6/7 months the construction is ready for use.
